Who qualifies for a USDA loan?

A USDA Guaranteed home loan (also known as a rural development loan) may be an option if you are buying a primary residence in a USDA eligible area and your household meets the program’s income limits. Eligibility depends on both the property address and the household, so a Michigan home that looks rural is not automatically eligible. We allow credit scores down to 580. USDA permits no down payment for qualified buyers, though you may still have closing costs. However, you can request the seller to pay up to 6% of the purchase price in seller concessions to go towards some or all of your closing costs. There are a lot of areas within the city limits that are considered rural, so it doesnt necessarily mean you need to be out in the country far away from everything.
